Before design begins, we assess the ideal guest, property condition, operational constraints, investment range and the opportunities worth pursuing.
CREATE
Furnishings, lighting, amenities, exterior moments and practical guest details are selected for the property—not added for decoration.
EXECUTE
We coordinate procurement, deliveries, contractors, specialty work, installation and final styling so the owner isn’t managing dozens of disconnected tasks.
SYSTEMIZE
Guest information, cleaner standards, inventory, replacement references and operating documentation are built for the people running the property after launch.

BEYOND THE DESIGN
Every Croft & Commons property comes with a custom-built operating system, property reference guide, and guest welcome book—created specifically for that property.
From how each room should be reset, to property care and maintenance, to what guests need during their stay, we document the details so the property can operate consistently long after installation.
Investment
The Croft & Commons Project Fee is separate from the property investment budget and any applicable third-party services.

Property Investment Budget
Separate property costs
Furnishings, décor, fixtures, supplies, equipment, materials, amenities, and other items purchased for the property are separate from the Croft & Commons Project Fee. The investment required will vary based on the property, its current condition, project scope, and what is already in place.
Specialty + Third-Party Services
Separate when required
Contractors, trades, specialty fabrication, professional photography, and other outside services are quoted or billed separately when required.

Annual + Biannual Refresh

Croft & Commons offers annual and biannual refresh programs for properties we have completed.
Seasonal Transformations
Croft & Commons can create seasonal and holiday transformations for properties we have designed.
MULTI-UNIT PROPERTIES
Multiple units call for a different kind of strategy. Whether you’re refreshing an existing collection or preparing several properties for guests, we’ll build the scope around the project.
Event + Retreat Properties
Some properties are designed to host more than an overnight stay. We also consider select event, retreat and multi-building hospitality properties where thoughtful design, guest experience and operational planning need to work together.
